Nine years after the residents moved the court, the Supertech twin towers in Noida, which were taller than the iconic Qutub Minar which is 73 mts, were razed to the ground this afternoon. The twin towers were 50 km away from New Delhi. Around 100 people were involved in the demolition of the towers. Alleging violation of norms, the residents approached the Allahabad high court in 2012 and the court found that the construction on the Emerald Court society was in fact done against the rules. Later, the case moved to the Supreme Court and it gave three months for the demolition.
When the Supertech Emeraled Court housing society was originally sanctioned, the plan showed 14 towers and nine floors. Then the plan was revised and the builder was allowed to construct 40 floors in each tower. According to the original plan, the area where the towers were built was to be made into a garden.
Over 37,000 kg of explosives was used to destroy the towers and the realty company did it at its own expense, under the supervision of the Noida Authority. The cost of each 3BHK flat in the towers is Rs 1.13 crore and there were 915 such flats in both the buildings. Of these, around 633 had already been booked. Had all the flats been sold, the company would have earned Rs 1,200 crore. It is estimated that it would take 3 months for clearing debris from the place after the demolition.
Supertech had handed over the mega project of demoliton to a Mumbai-based firm Edifice Engineering, that partnered with South Africa-based Jet Demolition.
On switching a button which is 100 mts away, the towers were razed to the ground in about 10 seconds in what is called as the waterfall technique. A cloud of dust engulfed the area for nearly 15 minutes after the controlled demolition. Residents in nearby areas have been evacuated and traffic around the towers has been diverted. Traffic on the Greater Noida Expressway was stalled for nearly half an hour. A no-fly zone was instated over the city for drones from August 26 to August 31.
The company involved in the construction of the towers earned Rs 180 crore through sale of the flats but now, it would return the amount to those who purchased the flats at an interest of 12%. The company told the court that they will have to refund the amount only to 59 buyers as they had shown an alternative to the remaining home buyers.
While one of the tower is 103 mts, the other is 97 mts. For the demolition of these towers, Rs 267 would be needed for each square foot. The construction of these towers is spread in 7.5 lakh sft and the expenditure for their demolition is around Rs 20 crore.
While Supertech would bear Rs 5 crore of it, the remaining would be accrued by the sale of the valuable things in the debris. It is being said that 55,000 tonne debris would be produced after the demolition and of this 4,000 tonne would be steel which can be sold.
